Leasing Consultant: Solhaven Grand Chute

Overview
The Leasing Consultant position at Wangard Partners is an exciting opportunity for a motivated and highly organized individual with strong interpersonal skills. This full-time role is based at Solhaven Grand Chute, a brand-new luxury apartment community in a rapidly growing market. As part of a dynamic lease-up environment, this position offers strong leasing commission potential and the chance to play a key role in establishing a vibrant new community from the ground up. Success in this role requires attention to detail, a proactive sales mindset, and a passion for delivering an exceptional resident experience while building occupancy during the initial lease-up phase. This position reports to the Solhaven Property Manager.

Essential Duties
  • Conduct engaging tours for prospective residents, showcasing the community, amenities, and lifestyle at Solhaven Grand Chute. Accurately record all leads in Yardi.
  • Actively follow up with prospects to drive leasing activity and achieve occupancy goals in a competitive, growing market.
  • Process rental applications and screen applicants in Yardi.
  • Generate and send leases, ensuring a smooth and efficient move-in process for new residents.
  • Assist new residents with onboarding, including setting up and navigating the resident portal.
  • Maintain accurate and complete resident files and documentation.
  • Submit and follow up on resident and property work orders.
  • Conduct move-outs in accordance with state law and company standards.
  • Collaborate with the Property Manager to track leasing performance, market trends, and weekly traffic to refine leasing strategies.
  • Maintain a detailed move-in calendar, ensuring units are ready, inspected, and meet quality standards prior to resident arrival.
  • Update unit availability daily to reflect real-time leasing activity.
  • Support lease-up marketing efforts, including outreach, social media, event coordination, competitive market surveys, and promotional materials.
  • Assist in planning and hosting resident and prospect events to build community engagement and brand awareness.
  • Provide administrative and phone support as needed.
  • Maintain the overall appearance, cleanliness, and curb appeal of the property to support leasing efforts.
  • Address resident concerns professionally and escalate issues to the Property Manager when necessary.
  • Stay informed on local market conditions, competitor offerings, and leasing trends to remain competitive.
  • Be available to work flexible hours, including evenings, weekends, and occasional holidays, as needed during lease-up.
  • Perform other duties as assigned.

Experience and Education
  • High school diploma or GED required
  • At least one year of experience in residential property management, leasing, or a related field preferred
  • Experience in a lease-up environment is a plus
  • Strong customer service or sales background preferred
  • Experience with Yardi or similar software preferred
  • Ability to read, write, and communicate effectively in English
  • Ability to perform intermediate mathematical functions
Licenses/Equipment
  • Valid driver’s license and active automobile insurance required
  • Must have reliable transportation to perform job duties
Physical Demands
This role requires the ability to lift up to 30 pounds and regularly sit, stand, walk, reach, and use hands and arms. Occasional climbing may be required. The employee must be able to use a computer and phone for extended periods and respond to auditory and visual cues. Flexibility to work extended hours and weekends is required, especially during lease-up.
