Overview: The Floating Leasing Manager will play a vital role in our property leasing operations, actively engaging in the lease-ups of new developments, and supporting onsite teams with their leasing requirements. This position demands a versatile individual capable of adapting to various properties and facilitating leasing activities across multiple locations. As a Floating Leasing Manager, your responsibilities include training, coaching, and leading a team of three leasing consultants within the Residential Property Management department. You will aim to consistently meet occupancy and rental rate targets for the portfolio. Essential Duties
Coach, motivate, train and support the leasing consultants to ensure portfolio growth and profitability
Visit properties within the portfolio to assist with showing available apartments when required
Maintain and manage the CRM database and Yardi software (ChatIQ, REACH, Site Manager), ensuring opportunities and interactions are documented and data quality
Consistently utilizing all available sales and marketing tools for training, presentations, sales calls, and prospecting
Collaborate with the Marketing Specialist to strategize and coordinate the promotion of leasing opportunities, including the creation of flyers, conducting market surveys, and analyzing competitive properties.
Participate in weekly calls to discuss and understand market rents and weekly traffic and develop action plans to facilitate new leads and close deals to meet occupancy forecasts and quotas
Draft, distribute, process, and close all new resident leases through Yardi procured by Floating Leasing Manager
Serve as the Point of Contact for residents for the Yardi system facilitating the set up and use of their resident portal
Partner with the Property Manager to coordinate seamless resident move-ins and move-outs, schedule and host functions and events
Stay on the cutting edge of market conditions, trends and product knowledge in the community and competitive communities.
Monitor ILS providers regularly and coordinate with the Marketing Specialist and Property Managers to keep information updated.
In collaboration with the Marketing Specialist and the Director of Marketing, create and maintain a Resident Ambassador Program

Experience and Education
Bachelor’s degree preferred or equivalent related work experience
Proven successful sales experience
3 years of experience in relevant sales role
1+ year as a manager preferred
Demonstrated knowledge of the full cycle of sales with an entrepreneurial mindset to grow
Experience and knowledge of Yardi preferred
Physical Demands Physical demands include the ability to lift up to 30 pounds. The employee will be regularly required to sit; stand; walk; reach using feet, legs, back, arms and hands; talk and hear. The employee may occasionally be required to climb. The employee will be required to work at a personal computer and talk on the phone for extended periods of time. Must possess the ability to detect auditory and/or visual alarms and be available to work extended/flexible hours and weekends, as needed.
Attendance/Travel This position is a full-time salaried position. This position requires the availability to work some nights, weekends, and occasional holidays. This position also requires regular attendance and active participation at all company functions and events.
