Support current and future residents through superior customer service and professionalism.
Manage the leasing tours and the lease execution for all apartments at Tivoli Green.
Ensure marketing plans are hitting targets and are adapting to market conditions and trends to maximize occupancy and rental income.
Develop and implement a tenant retention plan to create lease renewals and a positive community reputation.
Develop and manage a calendar of move in and move out dates and manage the behind-the-scenes actions to keep the property running smoothly and meeting resident expectations.
Support the property manager by assisting with the development and administration of the property’s capital and operating budget.
Maintain resident files regarding communication, transactions, rent allowances, concessions, NSF’s, and rent increases with an eye for detail and accuracy.
Resolve resident concerns and maintenance requests partnering with the property manager. Look for proactive solutions to create a great experience for all residents.
Execute the monthly reporting as directed by the property manager. Reports may include move in/move out, unit availability, work orders, monthly lease commissions, and past due rent.
Initiate necessary evictions by preparing paperwork. Comply with all legal requirements of this process.
Apply all aspects of the Fair Housing Act to interactions with residents and the leasing process.
Provide clerical and phone support as needed.
Complete all other duties as assigned by manager.
Comply with all Wangard procedures and guidelines to include training, SMART goals, COVID policies, and attending company events.
EDUCATION AND EXPERIENCE: The following describes the ideal experience and attributes a successful candidate will offer:
High school diploma or GED is required.
2 years of multifamily residential experience preferred.
Ability to fluently read and write English.
Accurately perform intermediate mathematical functions and use all on-site resident management software functions.
Excellent communication and customer service skills.
Strong administrative and organizational skills.
Strong time management skills and ability to prioritize wisely.
Ability to drive and access to a car preferred.
Knowledge of state law as it relates to fair housing preferred.
Physical Demands Physical demands include the ability to lift up to 30 pounds. The employee will be regularly required to sit; stand; walk; reach using feet, legs, back, arms and hands; talk and hear. The employee may occasionally be required to climb. Specific vision requirements include the ability to use close vision; distance vision; color vision; depth perception and the ability to adjust focus. The employee will be required to work at a personal computer and talk on the phone for extended periods of time. Must possess the ability to detect auditory and/or visual alarms and be available to work extended/flexible hours and weekends, as needed.
Attendance/Travel This position is a full-time hourly position. This position requires the availability to work some nights, consistent Saturdays, and occasional holidays. This position also requires regular attendance and active participation/planning at all company functions and events.
