Position Purpose
The Construction Project Manager (CPM) will assist in the management of tenant improvement construction projects for the entire build out of new office buildings, and remodeling projects for existing space for a Wangard client. The CPM will take an active role throughout the entire construction process. Wangard emphasizes quality control, financial & change management, and adhering to a project schedule.  We work to ensure that the best product is delivered – on time and within budget for our clients.


Job Responsibilities
  • Act as client advocate to protect clients interest and expectations throughout construction process.
  • Direct and manage 3rd party General Contractor with Senior Project Manager on behalf of client. Maintain open communication with all parties.
  • Lead project to ensure construction is completed in accordance with design, budget, quality standards, and schedule.
  • Analyze and forecast project cost projections.
  • Manage activities related to vendor selection, bids, contract administration, change orders, submittals, schedules, and procurement.
  • Schedule and facilitate project meetings required to successfully coordinate work activity.
  • Provide general administrative and technical leadership for the project.
  • Maintain all project records and monitor correspondence with vendors, contractors, and client.  This includes weekly progress reports, rolling punch lists, Gantt chart, change orders, design records, and other documents as required.
  • Review draw requests and pay applications prior to approval by client.
  • Oversee project close out activities to include selection and installation of FF&E to ensure immediate occupancy with receipt of tenant certificate of occupancy.
  • Schedule and organize work to minimize disruption to client’s existing employees.  This includes noise, dust, debris, access, and foot traffic.

  • Proficient in all aspects of interior office construction and knowledgeable in core and shell construction.
  • Proficient with Microsoft Office & Project software.
  • Project Management experience to include: planning, organizing, negotiating, meeting technical requirements, quality control, and procurement.  
  • Strong interpersonal and organizational skills including the ability to interact successfully with Client, consultants, contractors and vendors, including owner’s direct vendors.
  • Able to work in fast paced constantly changing environment with a sense of urgency.  Adaptable to changes as designs and concept are formed.
Professional Experience
Minimum of 7-10 years of full time experience independently managing office interior construction projects to include relationships with general contractors and sub-contractors.  Strong familiarity of the standard construction order of operations and industry best practices. 
Education
A B.S. in Construction Management is preferred.  Equivalent experience will be considered. The position requires the ability to communicate effectively in English, and the ability to perform advanced business mathematical functions.
Physical Demands
Physical demands include the ability to lift up to 50 pounds.  The employee will be regularly required to sit; stand; walk; reach using feet, legs, back, arms and hands; talk and hear.  The employee may occasionally be required to climb.  The employee will be required to work at a personal computer and talk on the phone for extended periods of time.  Must possess the ability to detect auditory and/or visual alarms and be available to work extended/flexible hours and weekends, as needed.   
Attendance/Travel This position is a full time salaried position.  This position requires the availability to work some nights, and weekends.  This position also requires regular attendance and active participation/planning at all company functions and events.
